The brief was to design a commercial building with 2 floors of retail and offices on the upper floors with a strictly rectangular footprint. The land parcel fronting on a 30m wide road along the TOD corridor has a maximum potential of 4 FSI . The main challenge was to accommodate parking of more than 700 cars and work out an efficient, non clashing vehicular movement separating retail and office traffic.
